Completely replacing a roof is less than ideal. However, it’s never wise to avoid the inevitable. In fact, prolonging the replacement of a roof can lead to serious consequences for the rest of your building. 

Here’s how to tell your building is in need of a new roof.

1. The Age of Your Roof 

When was the last time you checked on the age of your property’s roof? Even if the building you own is not very old, it’s wise to do a regular audit of the roof quality.

The average lifespan of a commercial roof varies according to the material used. Many flat roof membranes last 15 to 20 years. If you’re nearing the threshold of this time period, roof replacement could be in the cards.

2. Curling and Buckling Shingles

5. Roof Blistering

Roof blistering is a common issue and it’s typically related to water damage. When water (or air) is trapped between the layers of the roof membrane, it creates pressure that can ultimately result in cracking.

Overall this pressure compromises the durability and longevity of your roof. If roof blistering is severe enough, roof replacement may be needed. 

6. Compromised Roof Structure 

A sagging roofline can occur regardless of the roofing material used, the age of a roof, or even the architectural style. It can be due to faulty construction, time or exposure to the elements. 

This is why it’s important to have your roof properly inspected on a regular basis to ensure it’s structural integrity is in place. Even if your roof is still in good shape, other areas of your building may need attention. 

7. Excessive Mold Growth 

The growth of mold and mildew on walls or ceilings is a sign that you have a serious leak or an inadequately ventilated roof. 

To be sure, have your roof inspected for wet, soggy insulation, flashing leaks and plumbing issues. Mold poses a serious health hazard for all those inside a building too, so it’s best to find the root cause of the problem as soon as possible. 

8. Wall and Ceiling Stains 

If you notice stains beginning to form (or grow) on your ceiling or down your walls, you may have a serious leak or excessive condensation. 

Water and condensation can pool in the roof, then eventually leak down through the ceiling boards and through the paint on the walls. If this is the case, have your roof professionally inspected to find the source of the moisture before the water stains cause permanent damage.
